I need a rant....
Sorry Ladies 😉
But the house where we have lived for just over 3.5 years is rented. In all of this time we have never once had a visit for inspection on the property from the letting agents - or indeed rarely even seen them as it was the little old lady who works in the local farm estate office that showed dp round. And we dealt with them not the agents...
3 years ago dp lost his job and we struggled too pay the rent - however we started to repay the rent and on top of that £150 arrears a month (as they said we needn't stretch ourselves to pay anymore)and they renewed our tenecy every three months, Our last tenency agreement ran out in December and they have not renewed it.
The house is in an awful state, damp in all rooms downstairs,(i mean the walls are practiaclly crumbling) the windows are caving in in some rooms (as they double glazing was not fiited properly years ago and when it's windy you get gale force winds in the living room). The window lintels are falling through in the dining room and our bedroom. Both toilets leak and there's a severe problem with the septic tank crumbling etc etc
We'd love to move but due to our financial circumstances when dp lost his job we cannot rent as our credit rating is poor and people will not give you the chance! (which i can see why)
Anyway we've been waiting for the estates (odd job - or bodge job men as we call them to come and sort the various problems out)Then we get a letter through the door syaing that they want to inspect the property as they havn't done so for a while (ie NEVER) and basically they want to put our rent up 😲
Dp called them as the date they wanted to come was today and he is working (it has to be him not me)
The lady he spoke to is extremely rude and speaks to him like the scum of the earth! She said 'Tuesday is Mr Ingls' day - you have to do it he is very important and busy he can not possibly do it around you!!!' Dp told them that any other day this week they can come! However that is not good enough and eventualy she said next Tuesday but Mark is working away in South Wales - not their problem he has to be here otherwise we get our notice! She then called back last night and said it was now Monday Mr Ingles was coming. But as Mark explained he's away! She would not have it and was shouting at him down the phone syaing he was awkward, was trying to implicate he was lying about where he is today and next Monday/Tuesday etc and they were doing everything in their power to help see us! He told her Weds, Thurs or Fri this week is fine and the same for next week BUT NOT GOOD ENOUGH
She said I do not care when you work you will make way for Mr Ingles to come at his convenience not yours! He is very important and will come when suits him - if you are not there we will terminate your agreement (an agreement that we do not have anyway as it ran out in December!) I know this now means that we will not get our £670 deposit back! The house was a bare shell when we moved in - no floor coverings at all (concrete floors) a dilapidated kitchen and very old bathroom. But we only planned to be here for 6 months and could find nothing else!
I'm sorry i'm not making alot of sense - i'm just worried and ranting.
We are back on top after a few dreadful years and we're saving to look at getting a mortgage at the end of this year. We only rented this place as temoporary while we looked for a house to buy when we first moved in - but then as i say dp lost his job 😢
Sorry but arrrgghhhhhhhh
😘 Im so sorry to hear this hun, some people can be so rude!!!I hope that things work out for you and this whole situation gets sorted out quickly.
We own a few propertys and we do it all through estate agents i think its easier for us that way,but i would bend over backwards to keep my tenants happy as they are the ones who are paying money for quality accomadation.
I cannot believe we have gotten into this situation to be honest! This was only a temporary measure living here.
I feel so low now - like i really am scum of the earth! I cannot find any houses at all to enquire about renting in our area 🙁
After all we've been through the last couple of years we're back on top and life is great and this then comes along. 😕
have you tried estate angels website they do all the estate agents in your area and you can browse thou online, this is how we found all of our houses, also try housing associations or the council maybe they can help especially if you have damp,
i'd contact your local cab for advice, surely they cant do this to you. thinking of you xxxx
I've tried office angels but i just cannot seem to find anything in our area!
I need to pull out of this 'feel like a low life' state before Georgia-mae is home
Cheers guys xx
this might sound a little cheeky but what is your area if you like you can message me your area and price and I could look for you,as I am always finding places for friends etc
my friend works for an estate agent and you do know they cant just evict you because you've not been available when they want.. if they dont renew your lease, you've got whats known as squatters rights. they have to take you to court to get you out, this would give you some leaway to look for somewhere new.
Have spoken to CAB and they are going to make us an appointment with them! They've said about the renewal, tenency etc etc.
I'm sure it will all be fine in the end just appears very harsh and catch 22 at the moment- squatters rights all sounds a bit dingle though doesn't it - LMAO (i have to laugh otherwise i'll cry)
Thanks JOJO i've seen a few now - but as i said we have to get past the hurdle of poor credit (long story 😉 )It's all in the past really but still appears and is rather a mountain!
Silly thing is dp has thousands coming into the business and i work full time too - so we have plenty of income, but it's not that simple!
Oh-ho!
Thanks for listening Ladies! Feeling a bit better after my vent!
awwwwww hun. good luck with the CAB. i cant believe the cheek of that woman 😠
Cheers Girls! I don't think time of the month is helping the way i am thinking at the moment either
glad my squatters rights thing gave u a laugh, im sure it'll at sort itself out. xxxx
Good luck with the CAB hun 😘
hi, i dont know if you have looked into private rental? I cant rent, and never have been able to rent, through an agents for the same as you poor credit. A private landlord wont do credit checks and the like, they just want you to prove you have an income. I know that in some cases you dont get the top notch properties that you may from a letting agent, and you take something more of a risk that your landlord wont be that good, but i personally have never had any major problems. And it sounds liek it might be better than where you are now? Sorry if i'm stating something obvious!
Firstly, they can;t evict you for not be available for the appointment!!! You'll find in your tenancy agreement it probably says the landlords can request to view your property but if you are away/working etc they have to work around you, as long as you are reasonable about it.
Why is they have to see your husband? If it is just his name on the tenancy you may find if you get a new place with joint tenancy both your incomes with outweigh the bad credit rating. Or you could find somebody with a good credit rating (your parents perhaps) to act as a gaurantour, meaning they get credit checked and their name goes on your tenancy and they are liable for the rent if you fail to pay it. (obviously you are not going to not pay it, so it never really bothers the person who is the gaurantour.)
Or as somebody has already said, rent privately, look in shop windows and local papers. Rent tends to be less and there are no fees to pay, however you have less rights and getting work and maintenance completed once you're in is sometimes quite difficult.
HTH
Hey babe... I have a feeling this is going to be a really good thing in the end.. I think you're going to find a way better place and realize when you look back that it was meant to be that where you're at now is not working out.
Sendin you lots of positive vibes and good thoughts... and some hugs too! 😘
hapydazy said:Awwww thanks Tammy! 😍 Dp and i have just een sayign the same! Mark spoke to an agent yesterday who said as he's been honest upfront it shouldn't be a problem as long as we ahve the deposits etc (which we do!) So we are calling him back next week and i've seena few lovely houses that they have to let out in their profile! They are in villages aswell rather than being in the middle of nowhere! I think the wost thing is that maybe come september when Georgie starts school she'll have to leave all the friedns she's just made and go to a different one!

HipMomma and LisaMarie - thank-you two soo much aswell! We are looking into the private rental sector but we are struggling to see anything - still it is early days! 😉
Well the agency have sent us our notice for the 31st March 8O. However it's not bothering me too much as i know they are completely out of their rights doing this! They are supposed to give us an amicable date to come to the property -of which they are still saying Mark has to give everything up for them!
s*d em' they'll not be able to rent this place out anyway in the state it is in - so they are spiting their own faces....
But Cheers guys! xxxxxxxxxxxxxxx
I think Tammy is so right about it being meant to be hun 😘
You will find something in no time I'm sure 😘
